Senior Project Manager

The Sr. Project Manager has overall oversight project management and client relationships with assigned client groups. The incumbent will lead a team to deliver on milestones and is responsible for P&L in their department. The Sr. Project Manager will function as a working manager with their own assigned site load in addition to overseeing a staff of Site Acquisition Specialists and Project Coordinators.

1. Responsible for achieving results and meeting milestones on assigned client sites through efforts of the Sr. Manager and that of their team.

2. Responsible for hitting P&L targets for their assigned client group.

3. Fiercely protects and develops the client relationships to gain new business opportunities from both existing and new potential revenue streams

4. Responsible for people management tasks including but not limited to hiring, firing, performance management, progressive discipline, and training of staff

5. Identifies potential properties as viable candidates within client assigned search parameters.

6. Completes due diligence to include owner information, analyze zoning maps, zoning/permitting restrictions, tax maps, deed, titles and other documentation for approved candidate.

7. Prepares and submits landlord and tower company applications.

8. Prepares and submits site candidate information package.

9. Coordinates, schedules and attends site walks and design visits.

10. Leads interactions with A&E, RF and construction to ensure compliance with client, landlords, jurisdictional and government requirements.

11. Negotiate lease, license and easement agreements on behalf of client and may work with client attorneys to finalize terms.

12. Interact with landlords, attorneys and client on Business Term Approvals.

13. Reviews and understands lease documents to evaluate carriers lease right to upgrade/modify their existing sites and complete lease audits as needed.

14. Accurately track and manage site development/zoning/permitting progress, dates, vendors and milestones.

15. Obtain landlord approval on construction drawings and zoning/permitting applications.

16. Completes and submits applications for zoning and building permits to applicable jurisdictions.

17. Act as a liaison to government agencies to facilitate regulatory approvals.
